When looking for a new home, you must identify the type of house you want. The first question your realtor will ask is what type of house you are looking for. There are many different types of houses in the market today based on architectural design and if the house is standalone or part of a bigger building.
Different Types of Houses
Single Family Home
A detached single-family home is one of the most popular types of houses in the market. The regular classical home is a single-family home. By being detached, the simple family home is sitting wall to wall with another housing unit. Notable features include that it seats on its property independent of another home and is majorly found in the suburbs. Keep in mind that the detached single-family homes can be part of a residential community or housing estate.
The condominium is a home that is found among others within a building or several buildings on a property. Each condominium owner will get a title for their unit. Condos are normally designed to have many shared amenities and communal spaces. An association makes decisions on behalf of unit owners and undertakes maintenance of shared amenities and communal areas. You may come across the terms duplex and triplex which refer to two-story condos and three-story condos respectively. The definitions of the terms may differ depending on different locations and types of housing.
An apartment is part of several housing units within one building that is owned by one entity. Apartment units are rented out to people and that is the major difference between condos and apartments.
A townhouse is part of a row of homes sharing one or two walls. They are multi-level buildings that may have 2 or 3 stories. A townhouse owner takes ownership and responsibility for both interior and exterior walls of the unit. They will carry out maintenance of the exterior walls of the unit. Paradise Developments has developments of townhouses that form part of lovely communities in GTA.
Co-ops are closely similar to apartments or condos. However, the people who live in co-ops do not directly own their homes. Homeownership is achieved through a share purchased in the cooperative that owns the land and building. A board is mandated with maintaining co-op buildings and putting in place strict rules set to be followed by all with homes in the building. The lack of full autonomy as a homeowner may not always augur for people who want to do as they wish with their homes.
